Video proof inspection before cleaning. Before and after air quality documentation. Written price before we start.
Inspection before cleaning establishes what is inside the ductwork before equipment touches anything.
Negative air pressure is used with mechanical agitation to break up and extract accumulated material.
Cleaning covers supply and return duct runs where accessible.
Video proof inspection establishes what is inside the duct system before cleaning begins.
Air quality readings and video proof show the condition before and after cleaning.
If mold risk is present, cleaning stops and a certified testing partner is brought in before anything is disturbed.
Ductwork cleaning removes accumulated debris that can cause dust to return within days of surface cleaning.
We inspect the ductwork first to establish what is inside and identify any mold risk before cleaning begins.
If mold risk is present, we stop and bring in a certified testing partner before any cleaning starts.
Negative air pressure and mechanical agitation break up and extract accumulated material from supply and return duct runs.
We run the system and take air quality readings so you can see the difference in actual data.
We return after cleaning to verify the system is performing correctly and readings are holding.
During construction, drywall is cut, sanded, and finished while the HVAC system runs. Fine particles get pulled directly into the duct system. After the project ends, the ductwork is never cleaned — those particles circulate from move-in day forward. This is the most common source of persistent dust complaints in new and recently renovated spaces.
Every day the system runs, it moves air carrying particles — dust, skin cells, pet dander, pollen. Some gets captured by the filter. Some settles inside ductwork. Over years, that accumulation builds into layers that reduce airflow and circulate continuously.
Massachusetts humidity cycles are significant. High summer humidity combined with the temperature differential inside duct runs creates condensation. Moisture and organic material — the dust already in the system — creates conditions for biological growth.
Duct joints that weren't sealed at installation, or that have separated over time, allow air from wall cavities, attics, and crawl spaces to enter the system — bringing whatever is in those spaces with it.
We don't clean ductwork without inspecting it first.
Video proof inspection establishes what we're dealing with before any equipment touches anything. If mold risk is present, we stop and bring in our certified testing partner before cleaning begins — disturbing mold without knowing its extent spreads contamination. If the system is clear of biological risk, we proceed with mechanical cleaning.
We use negative air pressure combined with mechanical agitation to break up and extract accumulated material from supply and return duct runs, the air handler cabinet, the blower assembly, and accessible ductwork connections. We work from the registers back toward the air handler.
After cleaning, we run the system and take air quality readings. You see before and after — documented on video proof. Not our word for it. Actual data.
Thirty days after cleaning, we return to verify the system is performing correctly and readings are holding. Included.
When you stay in a hotel, the ductwork in that room has almost certainly never been cleaned. The same is true for most restaurants, office buildings, and commercial properties across Boston. The systems are serviced — filters changed, equipment maintained — but the interior of the duct runs themselves is rarely touched.
We've seen it everywhere. Hotels where return ductwork is so packed with dust that airflow is visibly reduced. Restaurants where cooking particulate has traveled into return air systems. Office buildings where the HVAC has been running for twenty years without anyone looking inside.
The Newton property owner had tried everything on the surface — new cleaning products, more frequent housekeeping, air purifiers in individual rooms. None of it worked because none of it addressed the source. Video proof inspection found the source. Ductwork cleaning removed it. The problem was solved.
Ductwork cleaning is included in our Optimal maintenance plan ($150/month, 6 visits per year) along with mold testing and video proof inspection. It is also available as a standalone service.
Our Vital plan customers receive annual video proof inspection — when cleaning is indicated, we schedule it. You don't pay for cleaning that isn't necessary.
